Rental conditions

Rental Conditions for Antwerp

To ensure a smooth and pleasant private rental experience, the following conditions apply:

1. Private Rental Only
   This apartment is rented strictly for private use.
   No company rentals are allowed (e.g. no BVBA, NV, or invoicing under a business name).
   There is no VAT and no rental on invoice.
   Rent is paid monthly by private bank transfer.
2. Rental Duration
   Rentals are offered in fixed 4-month periods.
   Extensions are possible per 1 month. .
   Renewals are only granted after mutual agreement.
3. Address Registration
   Registration of official residence at this address is not permitted.
   The rental may not be used for postal, legal, or administrative purposes.
4. Payment & Deposit

• Monthly rent is due on the 1st of each month, or before moving-in.
• A €500 security deposit is required prior to moving-in.
• The deposit will be refunded at the end of the stay, assuming no damage and the apartment is left in good condition.

5. Access
   Front door access is via the BOLD app.
   The apartment itself is opened with a unique personal code.
6. Insurance
   Fire and liability insurance are covered under our central insurance policy.
   Tenants do not need to arrange their own.
7. Pets
   No pets are allowed in the apartment.
8. Smoking Policy
   Smoking is strictly prohibited, both inside the apartment and in any common areas.
9. Furniture & Subletting
   Subletting is not allowed.
   Tenants may not bring in extra furniture without prior consent.
10. Noise & Parties
    No parties or events are allowed.
    Tenants must respect neighbours and observe quiet hours after 10 PM.
11. Cleanliness & Maintenance
    Tenants are responsible for keeping the apartment clean during their stay.
    An end-of-stay cleaning by a professional service is mandatory and at the tenant’s expense.
    Any damages must be reported immediately and may be charged if due to negligence.
12. Shared Areas
    Any shared spaces, such as a garden or patio, must be kept tidy after use.
13. Visitors
    Short stays by guests are permitted, but overnight visits must remain reasonable in duration and may require prior approval.
14. Cancellation & Termination
    A minimum notice period of 1 month is required to terminate the rental agreement early.
15. Internet Use
    Wi-Fi is included, but illegal activity such as downloading copyrighted material is strictly prohibited.

By agreeing to these terms, tenants accept full responsibility for respecting the rules above. Violation of these conditions may lead to early termination of the rental agreement.
